Booking and Stay Information
Guarantee Policy
A credit card deposit of 50% of the total room charge is required at the time of booking. The remaining balance is due 14 days prior to arrival. If reservation changes are made, a $50 change fee applies.
Cancellation Policy
If reservation is cancelled after 4PM local time within 14 days of arrival, the entire deposit of 50% total stay charge is forfeited.
General Policy

Check Out: 11:00 AM - Guests will be asked to provide a credit card at check-in for incidental charges.
- We offer baggage hold at check-out time, but advise guest to keep luggage in their car at check-in as guest will be driving to their unit.
- Must be 21 years of age to register.
- Every attempt will be made to honor specific requests such as bedding, view, and requests for specific accommodations or locations. However, if such requests cannot be honored, the resort reserves the right to provide alternate accommodations.
- To better serve your needs please advise us in advance of any special requests, such as pack-n-plays or high chairs. (Rollaway Beds are not available.) Rental fees may apply.
- As we are a condominium-style hotel, our condo property is not ADA accessible. Please speak with the Front Desk at 239-472-4151 for accessibility needs.
- Changes to the dates of stay, number of guests per room, or number of rooms confirmed will be subject to current pricing which may be different than previously confirmed rates.
- Fitness Center hours are 6 am – 10pm. The Rec Shack opens at 9 am. ( Closing hours differ according to daylight/season.)
- Spa appointments may be made at 239 395 6002.
- Dining reservations for Shima Japanese Steakhouse may be made at 866 565 5093
Resort Fee
- Resort Fee $49.00 per night, per room plus tax for Studios and One Bedroom Residences
- Resort Fee $69.00 per night, per room plus tax for Two Bedroom Residences
- Resort Fee $89.00 per night, per room plus tax for Two Bedroom Grande & Three Bedroom Residences
- A $50 change fee is applicable with confirmed reservation changes
Housekeeping
Your unit will be serviced every third day of your stay. Guests may contact the front desk to refresh towels, coffee and bathroom amenities. Linens will be changed weekly. Additional servicing is available upon request for a fee through the front desk.
Golf
The Dunes Golf Club is our affiliated golf course and is a 5 minute drive from the property. To reserve tee times, please contact the Dunes at 239-472 -3355.
Boating
Boat rental and charters are available through Port Sanibel Marina, located approximately 15 minutes from the resort. Guests may use code SUNDIAL10 for 10% off boat rentals (as available). For more information, please contact Port Sanibel Marina at 239-437-1660.
Non-smoking Policy
Sundial Beach Resort & Spa is a non-smoking resort.
We do not permit smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cigars, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products in our units, including on the lanai.
A $500 cleaning fee will be charged to any guest who violates the smoking policy.
Damage to Room
Damage to rooms, fixtures, furnishings and equipment including the removal of electronic equipment, towels, artwork, etc. will be charged at 150% of full and new replacement value plus any shipping and handling charges.
Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room.
Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.
Pet Policy
PETS ARE NOT PERMITTED.
As per Florida Statute 413.08, the provision of emotional support, well-being, comfort or companionship does not constitute work or tasks for the purpose of the definition of a service animal. Therefore, emotional support animals are not covered under the statute and are not permitted at Sundial Beach Resort and Spa. Only service animals as defined by the Americans with Disabilities Act are permitted.
Any disregard of this policy may result in the party being asked to leave with no refund made, and a cleaning fee charge of $500.
